PROJECTS

      In view of its future activities, "ROMAN TREI CONSTRUCT-COM", intends to achieve the following projects:

1. HOTEL

Today, when in the beautiful capital, Bucharest you can find a lot of touristic objectives, we realized that the hotels in Romania are far from being sufficiently and offers expensive services comparatively to their quality and we thought timely to build a three stars hotel and restaurant, at european standards and services and also at reasonable prices (compared to the existing ones).

Following the development of the city in the future with the integration of Romania into the E.U. and N.A.T.O. and from the low investments on Romania’s market, we consider that this business could be a real success.

 

We choosed Bucharest for the accomplishment of our objective because of the access of all the communications means of our city, the opportunities offered from it as the administrative and business centre of our country etc.

 

We have considered at a "JOINT VENTURE" with a foreign firm, possibly one specialized in hotel equipping.

 

In this respect, our company (considering our real estate experience) could find a proper piece of land within a good sub central zone of the city, at a price of 210 Euro/sq.m., which the new created company could purchase.

This piece of land will be of 1,000 sq.m. in size.

Than also our firm would draw up all designs and get all the necessary license from the local city administration (having in view all our knowledges and relationship by the local administration of the municipality of the capital) in the shortest of time periods (and, not to be overlooked, at about 60% of the price required by any other projectors).

The future hotel will have about 40 places in 70 singles and double rooms, in a building of underground + ground floor + 5 floors + garret. In the basement, which area will be of about 500 sq.m., there will be : the entrance, reception desk minimal 50 sq.m. (with telephone for tourists, fax etc.), nonstop bar, breakfast hall, restaurant, rooms for keeping tourists’ luggages, rooms for administration and safe rooms, toilettes - women/men separately, multifunctional saloon for banquets, parties, congresses, conferences, eventually club – 150 sq.m.

The floor will be on a single tract or according to the shape of the ground – on double tract each with two single rooms and six double rooms (with double beds or with matrimonial bed).

The rooms will have a small niche and toilette group room, of 4.5 square meters.

The surface of a double room will be about 19.5 square meters and the single room will be 14.0 square meters.

For each 15 ÷ 20 persons will be a cleaning office room for cleaning women.

At the attic it will be the administration rooms, the hotel’s staffrooms, the storage rooms, eventually a conference room avoiding the intersection of the circulation flows.

The basement will be provided with a garage for 5 or 6 cars for the hotel’s staff, also a central heating, A.L.A. (Antiaerial Local) shelter, washing - drugging services, cleaning shoes or eventually a fitness room and according to the level distribution the kitchen or the kitchen’s stores.

The area will be provided with waiting spaces restore spending spare time rooms and parking for 22 cars.

According to the hotel’s category, there will be two stair cases and a silence elevator.

The rooms will be furnished only with a very good quality of furniture, the floors will be covered with moquettes inside the rooms and with granite,  marble or sandstone in the public spaces.

The heating will be central heating.

It will be provided the phonoisolation and the thermicisolation of the rooms and places that provide noise (restaurant, club, reception desk, kitchen).

For avoiding the loose of the heat, we  will use aluminum panels and thermo pan panel’s windows.

Also, according to the European Communitie’s Standards,  platforms for handicapped people or luggage’s etc.

The height of the room it will be 2.5 meters minima and the ground floor 3 meters high.

The finishing materials will be from a very good quality and easy to maintain clean.


The construction’s work will be carried out by our company.The structure of the building will be in frames, made up of reinforced concrete poles and beams and the walls of the building will be made of the concrete blocks produced by our company, facilitating a possible discount of the cost of the building by at least 25%.

In a second stage, in order to finish the building’s structure and to equip it, the new created joint association is going to take a bank credit at a western bank, the land and the partially built edifice being used as guarantee.

2. residential CENTER

We propose the development of a “micro-site” monofamilial houses, coupled, built on ground and first floor, joined two, of a kind in a middle comfort degree, from the point of view of arhitecture designed (two types) but also the finishing of construction using systems with efficiency of functionality solving, ample spaces, plantations that permit an obstacle strong enough against the street noise, an coherent ansamble, an important step to a quality of a town planning.

 

Starting from developmnet potential in the future of buildings areas in Bucharest according to P.U.G. approved, meaning the context of integration of Romania into N.A.T.O. and E.u. and the increasing requests of locative spaces (houses areas) modern, new with all the conveniences necessary, by important population segment, we consider this business to have real chanses of success.

 

For this investment it will be made an acquisition of a about 10,000 square metres (1 ha) in a part of Bucharest that will permit the roules and regulations of town planning (U.T.R. – teritory reglementations units) permit according with (P.U.G.) – Bucharest district area, the development of a such of locative programe.

 

The building will be designed according with Law 114-1995 – the Law of Building and will be made in conformitz with all the reglementations and standards valid at the time beeing regarding the building of a house.

 

There will be built 2 types of house (G+1 F), ground floor and first floor with a garage, but with a built area (A.C.) and unfolding (A.D.) diferent, like this :

 

TIP I - Unifamily dwelling in system ground floor + first floor, with joined garage, with a construction aria (A.C.) on the ground of 96.0 square metres and a built unfolded surface  (A.D.) total of 180.0 square metres, from which a useful aeria (A.U.) of 135.0 square metres and an inhabited surface (A.l.) de 75.0 square metres.

The reserved zone for constructing the garage, 15.0 square metres, is anexed to the house(dweling), at ground floor and represent the shield through which 2 diffrent units are joined two by two.

The dwelling of this type comprises, on a level the next functions :

Ground floor : hall acces, kitchen in american system, with divided place for dinner, pantry, living – room, bathroom with a shower and a place for washing, hall with staircase tlo access the first floor, terrace with main access and secundary access, garage.

Floor : matrimonial bedroom with own bathroom, bedroom 1 and bedroom 2 with another bathroom, dressing, hall first floor with staircase, terrace to the matrimonial bedroom.

      TIP II – Unifamily dwelling system ground floor + first floor, with a garage included in the priject with a nuilt area (A.C.) on the ground 161.5 square metres and the unfolded built area (A.D.) total surface of 305.0 square metres, from which an useful area (A.U.) of 200.0 square metres and an inhabited area (A.l.) of  119.0 square metres.

The garage will have a surface of 26.0 square metres and for this project alternative of arhitecture to join two dwelling units, is made through houess shield (calcan), opposite to the garage establishment..

The dwelling of such type comprises,on each level next functions :

Ground floor : hall – entrance in the house, kitchen in american style, with divided place for dinner, living – room, office, bathroom, acces terrace, living terrace, garage, with access directly in the entrance (hall) of the house.

Storey : matrimonial bedroom with a bathroom and a dressingroom, hall, first floor with stair-case, bedroom 1, bedroom 2, bedroom 3, loggia on matrimonial room, terraceabove the garage.

 

Construction system

Both types of buildings will have a similar construction system with porsted walls (gliding walls) from full brick with prefabricated panels elements, thermic isolation on external part.

Ceilings (concrete floor) will be from prefabricated panels

The cover from yiles, with the posibility that the floor to be solved  in attic system, without loft (optional).

Finishes : external carpentry from P.V.C., with thermopan glass, glass with low “E” and inert gas (xenon and argon), inner carpentry from wood, cell system veneer, furnir covered, full or window panels, ceramic floor with parquet, ceramic playwood on walls and washing painting.

3. BUSINESS CENTER

Now, when in Bucharest, the capital of our beautiful country, where you can find so many business opportunities, due to the period of transition and deep changes from Romania, which constitute a propitious background to the development of a serious business environment, and realizing that our business centers are far for beeing sufficiently, we thought that it will be timely to build a BUSINESS CENTER, at western standards and services.

In this respect, we have considered a "JOINT VENTURE" with a foreign firm (possibly one specialized in equipping and functioning of the business centers) as ideal for the purpose, taking also into account our experience, especially in building up "BUCHAREST FINACIAL PLAZZA".
In this meaning, our company (with its experience in real estate’s field) could find a proper piece of land, within the sub central zone of the city, at about 100 Euro/sq.m., that the new created association could buy.
This piece of land will be of at least 600 sq.m. (20 m x 30m).

Than also our firm would draw up all designs and get all the necessary license from the local city administration (having in view all our knowledges and relationship by the local administration of the municipality of the capital) in the shortest of time periods (and, not to be overlooked, at about 60% of the price required by any other projectors).
The future business center will be going to function in a building of underground + ground floor + 4 floors + garret.
At the basement there will be an underground A.L.A.shelter for LOCAL AIR DEFANCE, a power plant and an underground parking lot for 12 places.
The business center will be endowed with a main access stairs, with a secondary stairs, both inside The building, as well as with two elevators.
Our company will carry out the execution of constructions’ work.

Taking in to account Romania’s future joining of the European Union and N.A.T.O., which will imply an even larger increase of the foreign investments in our country, "ROMAN TREI CONSTRUCT-COM", intend to become a COMMERCIAL REPRESENTATIVE FOR THE FOREIGN COMPANIES interested to penetrate into an European country with a population of 22,430,000 inhabitants and an area of 238,391 sq.km. (constituting a genuine, open and in full expansion outlet) an open and expending one, too), having as capital a metropolis, Bucharest, with 1,996,612 inhabitants.
